Once they've proven themselves, consider gradually increasing hours, offering incentives (i.e. bonuses) then lastly, increasing the hourly rate.** These are all rough #'s.

I'd probably lean more towards Richardson than Carrollton based on what the people I know say about schools. 

I am going to give it another 12 months to see if rates come down, as my first mortgage has a 6.25% rate and my second has an 8.125% rate.
