I don't like having partners either way so I don't do either, but some guys in my neck of the woods do nothing but loan money and provide phone numbers of their contractor base, and they pull interest and a split of the sale.

I am paying around $1,600 for 10 year wood-look sheet vinyl (Shaw Kitteredge) on the 1st floor and 18 oz nylon Shaw carpet on the 2nd floor and I am likely paying too much.
