The prospect completed an application and checks the credit and income boxes but does have a mark on the criminal record.

My condos in Edmonton (the ones I bought earliest, 2 years ago) have gone up about 20-30%, but I just bought them 2 years ago to 4 months ago. 

I have looked up the license of the business with the state and they are in good standing with only small violations in the past (fixed in a timely manner).

Even though I believe I purchased based on strong fundamentals and vision, I also have flipped a few as an investor and sweat equity labor for my dad growing up. 

Purchase price: $200,000 Cash invested: $43,000 House with a separate one bedroom/one bathroom on the second level.

Some of the laws in NY changed recently and you are required to obtain a certificate of no harassment, No permits will be issued until it is resolved.You will need to work with the current tenants for this certificate to be approved which can take up to a year or more, Definitely something big to consider.  

Mostly being that when it comes time to sell I am not limited to selling to other investors looking for underpriced properties.

Do I send them a letter, and then follow up with a phone call?
