I am not in the area Chad but glad to see you here anyways.One focus of the community is to share knowledge and goals so that we all get better as a collective group which also can help out in our personal investments.I can't even imagine the amount of dollars saved by reading this site learning of others mistakes.You should have a lot of fun here.

As Blackstone has already $6 Billion on 40,000 properties across the country, imagine how much more they could do when they don't have to rely on equity and credit lines, and can monetize their cash flows as well.

One thing to consider for the stucco front - I imagine you can do a different color / same intensity, but can you safely use a more intense (darker) color than what is on there currently?
