95% occupied sorryPersonally I don't count the POH rent towards the NOI because my lenders won't either.30 occupied at $450 = $162,000 gross incomeAssuming a 40% expense ration your NOI would be $97,200If you wanted to buy at a 9 cap you'd be at $1,080,000Definitely check my math but I'd try to pay around $1 million for this.

I considered SFH where I'd rent out all the rooms and keep one to myself, but this seems risky since I'll realistically be away for months at a time and couldn't manage the unit/other tenants. Then I came across some listings that appear to be hotel rooms for sale, with basically the facilities I need (a bed, toilet, kitchen), a price point I can handle (270-500k$, I'd do 20% down), and fairly high HOAs (~1500$/m?).

I believe Airbnb has a system in place for handling disputes between guests and hosts, and they may offer compensation for damages or issues caused by a guest.I would start by documenting everything: A detailed written description of the incident and timeline, records of all your communications with the guests, before/after photos of the damage done to the furniture and the bedsheet, a statement from the neighbors about the trespassing incident, etc. Then I'd approach Airbnb looking for guidance.
