So I'm itching to look for a similar project.I'm really passionate about spec homes and major addition projects in better neighborhoods in the Bay Area ($300+/sqft).  

I am in the Granite Bay area, a few miles away from you :-)  

Basically, the #'s reflect me converting the sfh to a duplex (city has approved my plans), splitting the garage into 2 10x20 storage bays, and remodeling the garage apartment.

Being tired of super high cost properties in competitive market like Los Angeles, like Seattle, like Bay Area, I think it is time to re consider good income properties in mid west. 

Can anyone recommend a good roofing company in the East Bay?
