The trick is to convince that judge that you are in fact a corporate entity and not acting in your personal capacity (an LLC is a corporate entity).Again, the Operating Agreement can spell out operating requirements, even for a single memeber, that will help establish the way business is conducted, for example cut-off amounts for purchases.

This will be determined by your contract with the seller of course, but you can very easily lose rights to the improvements you make pre-close which also means you lose the right to utilize the related deductions on your tax returns.I'd caution you to make sure the contract very clearly establishes who owns what and how you will recoup your investment if the contract falls through, though I'm sure you've already done all of that.Hope this helps!

Buying newer properties to hold for the long haul.Don't mean to pick on you, but neither of these houses seem to meet commonly established criteria (i.e. 50% rule). if your investment strategies is to buy any house as long as it's a newer one, you should probably re-visit your criteria so you wont' end up buying a bunch of cash-eating alligators.
