@Andrew Dunham-I am also a DR and RDPD fan and have developed a similar goal.  

They are a state authorized entity and the protections of asset and anonymity are differed state by state as well as the permissibility of using foreign registered LLCs in a given state.If you end up holding for purposes of productive use and 1031 exchanges I'm a fan of LLCs because they are disregarded for sole members when the activity flows through to their personal return.  

Avid fan of RICH DAD POOR DAD books and it really broadened my view about real estate investment.

I am a fan of septic systems but of course not where they cannot be replaced and their failure could result in a large expense.I suggest you contact a real estate attorney. 

They risked opening their business or practice doing something they love, but NONE of them frequented casinos.  

I’m not saying this happens frequently, quite frankly I don’t know if it does.

I get retained for these types of issues quite frequently. 

I am not generally a fan of having my equity tied up in a property, even if I don't need it now, there are plenty of other places for me to put it and earn money with it, principal protected and having it available when I do need it.
