It takes 30-60 days here in Ohio, and if you draft your lease correctly, you can bring eviction proceedings any tenant who causes a problem.

Regardless if your situation is like mine, or you need a mod, it doesn't matter these are not the guys to deal with on any level.My mortgage person told me they are not supposed to be able to start any proceedings of any kind before 60 days when there is change over but that doesn't seem to stop them.

You have to disclose you are a realtor on your marketing, business cards, and other stationary (I'm not 100% sure on this one, but pretty positive)I'm not saying this because I'm trying to bash being a realtor.
