I like to use data, coming from an engineering background, and I see the data and trends over history, this can be used as a guide only to help with investment decisions (it’s not a guarantee but another tool to use). 

Tenants can throw a rug and take their stains and smells with them when they move out...It looks classy and is our go to move when rehabbing a rental.

But you made a good suggestion, and I agree it'll be messy for me to determine what's tenant damage and what's not (even with the move-in report). 

I have an employee that helps with leasing and assigning work orders and I have a list of contractors that I work with but I can see the value in having the "clout" or volume to give some of these contractors to get better pricing or hire someone full-time.

The big guys like Perma Seal and US Waterproofing always seem to be more expensive and have longer lead time but you can count on their quality until you get a more independent guy that has flexibility and is typically cheaper.   

More interestingly, a current tenant has a direct relationship with the owner and is close friends with my Client.

They certainly are harder to find and I usually target the homes that need some work and have been sitting for longer with the target to get them below asking, sometimes substantially below asking.~ Lindsey
