Financing them in would have been simpler, but apart from having to have the cash on hand it was pretty easy doing it afterwards.My goal was to enter the market, get my feet wet while learning through the experience, and hopefully just not be in negative cash flow.

I am a real estate broker in both NY and NJ and for a new investor I would suggest getting feet wet in the New Jersey market before NYC but thats just my opinion.

Things like wet lands, critical slope, and setbacks can require more land to subdivide.3) I think the minimum lot size for the R2 is 6500 sq ft but I am typing this response off the top of my head while pushing my son in a stroller to sleep so I could be wrong.
