When you are driving the main streets or along the FDR drive take a look at some of the "We Buy Houses Cash" signs up on the light poles of the main streets.

Maybe it is using a certain lender whose preapproval letter carries more weight than other lenders.

He also makes and sells custom decorated wine bottles and mason lights.

(he will have it early next week) I made a real big deal about this, and seller is aware price will need to go down, and no residential buyer will touch the house.Home also has an in ground pool, that needs a new pool liner, It also has a light that has fallen out of the side, leaving an open hole in the side of the pool.Assuming I can for an amount that makes sense (I am guessing around 80k after discounting the price to cover the structural issues), Can I expect a Hard money lender to loan on this property?

When Brandon was talking about this new calculator, I envisioned punching in the city and the square footage of the house, punching in which items need to be replaced versus lightly rehabbed, and then the calculator would spit out a number that was in the ballpark of the rehab required.  

I think the light bulb just went off for me.. ?
