Upon further research, the owner is in his 70's, has been in business for 50 years and has a pretty large and diverse portfolio, including 736 other multifamily units in eight separate complexes, a self-storage/car wash, three mobile home parks, several commercial properties, several undeveloped parcels and several single family homes.  

Other questions you might not know answers to, such as "who owns the range, refrigerator, laundry machines?"

For painted plaster they ALWAYS skimp on TSP washing down, and they're always cheap on the two coats of 123 primer I pay for.Like I said, flip versus rental turn.

I'm surprised no one has mentioned this, but you can get loans and buy car washes in your town, self storage, stores, restaurants and so on.

He knows his stuff, he's local, and an incredible upselling promoting machine.

And when you can find something it either is a wash from a cashflow perspective or barely cashflows.

I did a ton of reading and bsing around "learning" but if I had a time machine I'd tell myself 1) Get Lonnie's book, read it two times. 2)Go to my man @John Fedro 's website http://www.mobilehomeinvesting.net and read everything on it, watch his videos, etc. 3) Drive to every park within 30 miles of your house and figure out which ones you would buy in.

Also, can you pressure wash brick homes or is there some preferred method of cleaning the exterior?
