Incline Village is notoriously expensive, but if you are house hacking, you have a great chance to level up quickly in a first rate area.I am also a big fan of Arizona because I love Tucson.

Not sure I would want to rent any tools to tenants, unless you are ok with parking lot auto repairs.

If they want the experience, I would refer them to our local indoor shooting range where they can throw hatchets, fire a gatling gun, full-auto machine guns, or dozens of other firearms to their hearts content.

150K around Harbor or canton means  small house , and  good amount of renovation.I would suggest Charles Village ,unless you want to live around Canton, Fells etc..
