They are paying to "use" the house, much like a vehicle lease. 

My question is should I go ahead and replace all of the flooring in the house to match or just do as little as possible cause it's a rental.

Under the new administration I expect grampa Joe to be hellbent on killing real estate as an investment vehicle, but then die or forget what he was doing. 

I personally like a hybrid with both.You want this all figured out ahead because Jersey is a battleground right now.

If you own more than 1 home you are WAY ahead of the curve of other people.  

friend of mine is doing this in portlandia.. look at the big developments I think in the netherlands or other parts of Europe they are away ahead of usAlthough my buddy is more of a philanthropist with this particular endeavor he even donated a fully functional one to the collage... although he hopes to some day turn that around and make them viable financing for himself as well.. but i bet he has spent 250k or more on this so far.. all for science / construction lab at the collage

Credit should be a conveyance not a method to afford what you can not afford.Since used vehicles are difficult to finance you should also pay cash for it as well.

Your the best judge.. within 5 days she'll either be gone or within 6 days you'll file on the upcoming Monday.. loss of processing for basically a week is what your asking..and court costs.. if you can avoid that and she acutally leaves.. your ahead a lot of timePersonally my gamble would be to meet her Sunday set the appointment up and get the keys. 

I do not have schooling or a career that pays good I'm stuck making $9-$12 / hour jobs & im sick of living this up and down life style, when i finally get my cars paid off and getting ahead i get knocked down and have to sell them to make it then i lose everything i worked for.

My family has had rental properties in the past, and I'm certain if I present my numbers with confidence and reassure the returns, I may be able to get a head start capital wise.
