Exact ROI can be tricky to calculate I believe because RE ROI incorporates a variety of factors such as purchase price, rehab, loan pay down, appreciation, cash flow, exit strategy etc.

Most NJ wholesalers aren't very good because NJ like NY is EXTREMELY hard to wholesale in for a variety of reasons(especially northern NJ).

I agree with @Steve Schulman that value add is great for a variety of reasons if you're up for it.

I find that cross-listing them on Furnished Finder and Airbnb does a great job of exposing my listing to a variety of potential tenants for maximum occupancy.

I'm also of the newer variety.
