@Brandon PurdeuI would definitely continue on the path of searching out knowledgeable people in the field but would also suggest you try a small project to get your feet wet, and learning on the small scale will help tremendously in your overall education.  

I'm sure you've looked into all your options, but if there were any way to finance out the cash and hold the property, there seems to be tremendous upside potential.

I dove straight into the deep end and its been a tremendous learning experience.
