North Carolina Developers

Good afternoon BP,

Some day down the road I'd like to get into real estate development (commercial and residential). But while I spend my time in the trenches and flip SFH's and build a rental portfolio does anyone have a recommendation for me to turn to in North Carolina for a developer. I'd like to see if I can figure out how they evaluate building subdivisions or new commercial real estate. I will be leaving my job in about 12 months and would love to spend a couple years working for a developer learning the ropes. While I wait it out I'd like to mock up a couple of deals and bring them to a developer and see if I'm way off or see if I found a real deal. Any recommendations would be must appreciated.

I would definitely continue on the path of searching out knowledgeable people in the field but would also suggest you try a small project to get your feet wet, and learning on the small scale will help tremendously in your overall education.  Just speaking from personal experience my partner and I are transitioning from custom home building to build and hold and spec sales with an eye on large scale development.  We are on our second project of turning infill lots into multi lot and multi unit.  It has been a real learning experience but our first project was only a single lot into three lots with 5 units and our second is from a single lot into three with 8 units and the scale was just about right for us to be able to handle all the details without getting overwhelmed.  It also helps we are in a smaller rural area and have fewer hoops to jump through so I would reccommend a project in an area that isn't as restrictive as some of the bigger cities if possible.   And when people see you actually doing the work it attracts others to you, we have been approached about 3 other development possibilities since we started these projects and all because we have finished our first and are moving quickly on our second.
