I should have known better as the original county I signed up for they had next to nothing in the way of records, on discovering this I called up and they were nice enough to try me in a different county which was just as bare of records.Judging from some of the comments here and a little research on the internet, there are areas where they have very good coverage, my area is not one.I did try to talk to them to see if they would refund me a portion of my money (their welcome package makes it clear there are no refunds) but they were happy to hold on to my money, my loss, their gain.  

I'm in Austin Texas where our appreciation is ridiculous: as in my 5 properties have all doubled in value from when I bought them a few years ago.If you want more immediate cash flow and are fine taking on the task of being a landlord of adjacent units, then go with the multi-unit. 

There is a company here that gives a 1 year warranty on units and sells them for about 1800 to 2000The one I buy from is a local company, I just bring internet prices so I could let them match it. 

People who advise otherwise do too much internet reading with no understanding of regulatory law.

I am pretty good at the internet BS meter, I get just enough info from these gurus to be dangerous...
