It seems like if you've told them, as part of this temporary situation while the electric is being upgraded, that they can only use x appliances on y outlets, it's on them if the circuit trips while you are away.

If you used the property as a primary residence for 2 out of 5 years then you should be alright with not paying any capital gain tax up to the limit your situation qualifies for.

I was talking to a loan broker telling him my situation but he says that most people don’t like to wait and could work with scores as low as 500 but I couldn’t imagine how it would work with the interest rates.

Cash flow is a secondary component...and if you have W2 income, it's not all that important...the better play is long-term equity...anyway,What's the situation?
