I do owe him 5k and told him the checks were ready for pickup but still no response 1- You hold that 5k until…2- Review the details in your contract, specifically Scope of Work, release payment descriptions3- Review contractor default or termination clauses or language in contract4- Review permit status with municipality, if permits were pulled.

Since many buyers struggle with paying the down payment (in Denver, $1M is no longer luxury) I wonder if they'll have an extra $24K'ish to pay their buyer's agent -- I'm guessing they will want to roll it into the purchase price?

I don't know a ton about tax lien investing but my advice for note investors is to be selective as to when you order title reports (can get pricey if you run too many), but it can be wise to pay a bit more (two-owner search, for example) for a more thorough search for those assets you are likely to purchase.

At least here in Reno, they're super helpful. 3) You're probably going to hear a lot about FHA 203K loans - I have not seen anyone do one successfully (again can be very area specific).
