I'm not sure how we would set up a deal, with both of us being out of state, but I have found about 5 solid looking properties out of the 1000 I looked through.

Make sure that your numbers are solid so that you can get the contract assigned without a problem.

That's a solid idea as well.

A solid amount of the listed properties are owned by people who don't understand how to value/price small MF and brokers who aren't really running cash flow/ p&l analysis.

At this point you just want to focus on your DTI ratio being solid.

Focus on building good credit, get a solid income and save, save save. 

That being said, there are several other niche factors in operations and valuation for multifamily vs MHP, but MHP have less supply in solid markets which is makes the ability to scale much more difficult. 

My suggestion will take a but more time upfront, but the pay off can be solid if done correctly and keeps you in more direct control.
