My 2 cents-Only pay a commission for properties you successfully close on (several hundred dollars is a good amount).Suitable candidates include:Soccer Moms- always chauffeuring kids around the neighborhood, strong social network with other Moms.Drug Dealers- they know where all the vacant properties are (I don't need to explain why) and cover a lot of distance in their various errands.Students- Usually on low incomes and are keen to take on part time jobs.Treat all these people special.

since they might fail to fill it out, on the premise they're an indie not an employee, i'd probably then go as far to write into the contract that the independent contractor cannot be paid per IRS, wihout an W-9 certifying their status as a payee.

could be rentals....not many people own multiple residential properties in the same county without putting them to work as rentals.4)  look at the tax status?  

A few of them have quit claim deeds as being the last status on the home.  

As I review the filing dates and the status of the cases that I create this thread about, I notice that most of them were still in "open" status, and were filed within the last month.I think that means that the inventories come later on in the case, which is likely why I didn't see estate inventories in the files.I believe that I either need to hold-off on mailing the PR's 'till I see an inventory that states that it contains real estate, or just go ahead and mail them now and call them until I can find out whether or not there's actually real estate in the estate that's available.The benefit of mailing them now, is that I might be able to get a jump on being the first person that contacts them about the property, so that could be a good thing, even if I have to waste some postage sending stuff to PR's that won't even have properties in the estates they're in-charge of.

I have joined an investment club in Atlanta Georgia which is about 100 miles from where I live.I have attended meetings and I have met investors at this social club.The distance from the office in Atlanta, my job are temporary deterrents from my being able to achieve the possibilities the dreams I have.I have had set-backs in my life, 'who hasn't!!!

I am attracting buyer and seller leads via the social media advertising strategies I've learned initially through those books and now through my own trial and area.
