Quit Claim Deed....Then what?

Hello, just looking into this wholesaling thing and was driving around looking at homes, particularly vacant ones or ones with obvious deferred maintenance.  Wrote down the address then did research on them on both zillow and the count assessors office.  A few of them have quit claim deeds as being the last status on the home.  One was very recent but two were around ten years old.  Who do I contact about these properties?  Will Chase Bank or the other mortgagers even answer questions about them?  Or is it best just to move on?  Thanks in advance!  This forum is great by the way.
