That tool really sounds ideal...I think in most major markets now that are either saturated or balanced in terms of supply/demand now more than ever amenity rich properties are a must. 

Disclaimer aside, my short answer is create a land trust, transfer into it, adjust/replace insurance, redirect all accounts, and establish a bank account for the Trust. 

We haven't had success buying a place to have as a STR yet, but when we do I'm going to try to make sure that only fragrance free products are used.
