I work a full-time job, have a strong/stable income, near perfect credit, 3 days off/week to dedicate to RE, access to frequent and inexpensive airfare, and enough saved for 20-25% down on a 50-150K property.My criteria would be at least a triplex (preferably a four-plex) that needs minimal rehab that also falls within a relatively-stable rental market.

@Adam Christopher I have heard of that company in Denver.. but discount brokerages started years ago with Help u Sell franchises... this one in Denver.. not sure how they can stay afloat charging that little there simply is not enough transactions to make the kind of money you need to pay over head and E and O insurance and the associated risks.But maybe Tesla is on to something.. they sell cars in show rooms no salesmen hounding you order on line..

I have great tenants in my other properties and in the 2 years I've been landlording, this is the first time I've encountered an issue that could turn out with me losing money, I have other properties with paying tenants that are stable so I am not turned off of landlording.

At this stage of the Real Estate cycle I personally suggest bumping up the price a little more to get a more stable investment in a B-Class area but there is a lid for every pot.
