I've followed the suburban area I've been looking at and seen several SFRs around 80-100k that lost their rental estimate at around 2000.

The owner did not vet the tenants well and have been delinquent several times throughout the year so does not want to renew with them.

We had a fabulous real estate agent that was able to find several houses that were already tenant occupied.

I own several properties around Jacksonville from when I was stationed there and have a PM that I actually like so I wouldn't mind adding to my portfolio there for the right deal.

It feels great to be back after several months. 

I have 1 week off and several family members coming into town starting tomorrow to help us re-landscape and repair, all of which I’m doing out of pocket so we can just move on.  

@Christopher Polanco I am an Architect and have worked with several local contractors.

I would only suggest hard money after you have performed several deals and are familiar with all costs and potential rehab surprises that can be encountered.

Have they done the before several time and what was the out come?

To my fellow military men and women, as well as anyone else with any insight...I’m looking to buy my first rental property, but I have a 6 or 7 month deployment coming up in several months.
