Hello,I am 20 years old and have saved roughly $50k cash to start investing.

I've never found a book that helps all that much, but if anyone has a suggestion for that, I'd love to know it.As far as saving receipts, I rarely do.

I have money saved to make a substantial down payment but I would appreciate advice on how to get approved for a mortgage to finance the rest?  

Some people are financially irresponsible and don't know how to save and spend money, often they put rent first. 

I doubt he is willing to risk Tax Fraud to save you a few bucks.

Every year you have a re-inspection and inspectors can nitpick 2 fails in a row, which could be because your tenant wasn't there to let them in and they with hold your rent until resolved. 

If you are low on funds, hustle, save, or refinance.

If your plan is to sell after 3-4 years, why not gift your daughter and her partner up to the max of non-disclosure and have her hold the money in a savings account.
