it's seems rather academic to argue about what to do since no two investors' objectives and circumstances are identical.It's always helpful to practice situational awareness and identify what phase of investing you are currently in. 

A BP podcast had a guy with Buildium who was using multiple managers and cobbling together a best practices system.

Of course they all have rules and regulations, but talk to neighbors about how strict they are.

Continue to use BP and learn as much as possible about becoming a landlord and the laws and regulations that follow specific for your area.

You will also get some great practice interviewing sellers.
