thank you @Roy N. for your feedbackI have read other posts that people seem to have success with signs for marketing to renters.For tenant turnovers, not a rehab, do you also put out the same signs out front?

I have read multiple real estate books, currently listening to every BP podcast (currently on #59), continuously searching for good deals, and check BP forums on a daily basis.  

I am new to real estate so I would be very greatfu for some professional feed back.

Both are great and I know there are several others.There are countless threads on BP discussing out of state investing locations--you may want to start by reading through some of the content already posted.

Read up and start inquiring to see what type of real estate you want to pursue, having clear goals is a great way to start, especially when you start building a team.

As I was reading the forums, I gained so much knowledge and yet totally overwhelmed.
