When you convert an investment property to your primary residence you only get to prorate the gain between “qualified use” (as your primary and tax free) and non qualified use (as investment and taxed).

I want to start with my first deal out of state, but I've been looking a lot of houses and neighborhoods but the ones I qualified with a conventional loan has to be livable, so I can't buy something that I can gain equity by fixing it up, so I can't meet at least the 1 % rule, max is 0.7% should I buy or what to do??

For example the 6 month versus the 5 year has been inverted for a month or two.Whether it means a recession is coming in the next 1-2 years I am not qualified to speak on that.
