Anyway, without a little more detail on why your credit isn't good, it's hard to push you in the right direction, and without some more detail on the condition of the foreclosure, recommendations are tough there too.If you've run the numbers though, and the buy is a slam dunk, grand slam, touchdown and extra point, you should be able to find hard money, but your rates will be exorbitant to cover for your borrowing history.

I suggested he can sell furniture etc on fb market place, so hope he moves out.I guess, I have to keep reminding and pushing him, also sent email to both of them for records, and told her to push him so he moves out asap .. i have the mutual lease termination agreement based on the move out date, will ask them to signother than following up with him, what else I can do to make sure he moves out ?

It will take me a little more than 3 years to break even, but looking at the number for 10 years I will be ahead by 7 x $167,000 = $1,169,000 and in 15 years I will be ahead by $2,505,000 without getting loans and with less risks of having my real estate empire crash like a set of dominoes.T

You could even go so far to higher a friendly appraiser, get them to run an appraisal as high as they can push, then say you got this appraisal for your purchase or some other excuse and give that to them.

I do plan on getting a backup generator but there’s a one year backlog ughPlumber is pushing for me to switch to a new propane heater to heat both units.My concern is running out of propane and having the pipes freezing...Someone suggested to me that electric baseboard heaters are a good choice and cost effective.
