Private property cannot be taken for public good without just compensation.

My area doesn’t have great mass transportation so I’m assuming tenants will appreciate the space.

Also, the valuation can shift based on other factors such as: 1) private vs public utilities 2) location [all sorts of factors here such as median home prices, population, job market, potential for redevelopment, etc] 3) size [larger parks provide better management scale and thus usually trade for a lower CAP].

@Wayne Brooks Actually, violations concerning occupancy, building and zoning can be covered... but the notice/violation must be recorded in public records for there to be coverage.

Luckily these things are all public record.

My lease specifically states:5) UseThe stated premises shall be used only as a family residence and no business activity whatsoever is allowed including babysitting – childcare and the lessee shall not permit said premises or any part thereof to be used for (a) the conduct of any offensive, noisy or dangerous activities that would increase the premiums for fire insurance on said premises; (b) the creation or maintenance of a public nuisance; (c) anything which is unlawful or in violation of any public authority at any time during the term of this lease; or (d) any purpose or manner which will obstruct, interfere with, or infringe upon the rights of adjacent properties.

I guess the actual conversation with Bob is in the upsell, LOL, it sounds good, but put reality in as a business model, dealing with the public and you'll have issues.Bob should be known to you, I think that was implied, but having a "product" approach as this is what I offer and anyone can get my product is absolutely out of bounds if you want to stay out of jail.
