I'm fairly new to note investing (and real estate investing in general) and am not accredited, however I have worked in investments (stocks, bonds, mutual funds, etc) for 6 years and actively invest in those arenas and am a CPA, so I'm pretty comfortable with financials/investments/risk/etc.

The cash flow would have to be really good to make it worth selling my current home, though, because the cash flow from renting out my current home would be pretty decent.

ZEstimate is what Zillow thinks the property is worth and it is pretty pointless because it doesnt take into consideration the condition of the property.

Bates-Hendricks doesn't look like the worst area, but schools rated pretty low and higher than average crime for Marion County.

The laws do pretty much put ALL the burden of proof and ALL the risk on landlords around this.
