As far as pricing out a build I would put a call out to a home builder in your area and chat with them about average cost per sq ft to build in your area to give yourself an idea.

Still, I think I wouldn't want to budget less than $20k per unit reno, and the duplex may need a new roof or will in the next five years which will be at least another $20k.

Make sure the lender you work with finances assignment fee's and understand wholesale transactions, they have your buyers.
