The interest/capital gains you stand to earn is negligible, and you may end up risking your hard earned money if there is a downturn etc.

I am new to real estate investing but I have went to some workshops and training by top earning investors and i am still learning and you will forever learn in this business and one thing I know is that you do not need to get a real estate license to do this (unless you want to go spend money and take a test) and you do not need any money.
