Per parcel info in tax records online, it's showing as 5 units.

(I am now getting Quickbooks online setup, so we should be good to go in the future.)But I also had a dream that once I had a partnership I wouldn't have to break-down all the income and expenses by property for the tax return each year.

This is incredibly frustrating and I cannot find anything worthwhile online.

When property transfers at death, the reciepent gets a "stepped up basis" which is the value on the date of death. 

I work split shifts and online is the best option for me.

Your agent should be able to check your MLS (assuming this was listed on the market) to see when the COE date is and can also see whether the property shows contingencies or not.

Part of the due diligence process is discovering what service and other contracts exist, and whether and how they may be enforceable against a new owner.The leases should be assigned, security deposits transferred, and any service agreements which the buyer does not want continued should be terminated (or dealt with somehow) as of settlement date.

If you google "lease .doc" or "lease .pdf" you will find a few options available online.
