We have a crusty old friend who competes regularly with us on the # of properties we buy & own.She tells her new tenants "I can be your best friend or your worst nightmare you choose".Last month I ran into her at a contractors auction with a family of tenants choosing the new kitchen cabinets she was upgrading for them.According to her attorney "she has probably helped more people get their lives back together & jobs than any Landlord I know".

Real Estate agents sometimes do the placement part, and will get a fee for this service.What's you're describing sounds like an on-going fee paid by the tenant to your company.

Because neighbors have them, I knew the odds were the tenants didn't bring them, so I immediately paid $1,000.00 for a full heat treatment.Four months later, very few are left, but I am still paying $40/month for ongoing service (a technician comes out once a month to spray).
