I did a Rent to own offer spread out over 4 yrs 10k  down payment in the form of 200 dollar monthly installments in that 4 yr period, paid alongside the monthly rent.

One strategy I like to do is build in seller credits into my offers so the loan covers the closing costs, e.g. if you wanted to offer $500K for a property, offer $510K with $10K towards closing costs and that $10K is supported by the loan and can be used on the costs I mentioned above.

Interestingly, the best offer we had for the property paying us all cash (with the buyer obtaining new financing) was $1.55 million.  

Do NOT assume that properties on the MLS won't entertain these types of offers.

I have about 10k-15k saved up and would love to get into wholesaling on market/mls properties (I know that approach is atypical but I think a cash offer with the right terms can go a long way even though the market here is becoming more saturated).True!

Some of them do offer data exports, but you'll have to do your own research on that.

In practice I'd offer to split costs with the tenant (fixture would remain).

Automate the home, give outstanding service and communication...offer a better mouse trap and you'll do fine.Best of luck!
