You've got to dig, using diesel, build footer forms which use lumber and labor, move the forms with a knuckle boom (unless you're the Hulk) which uses more diesel, then build steel rebar cages which uses material, diesel, and labor.

If these are long time rentals that this owner has held for a long time, I would really dig deep into the deferred maintenance.The numbers you provided make sense, but if you buy them and then immediately need two new roofs, two havac systems, updated plumbing and wiring, this could change the numbers significantly.Always remember just because a rental is rented, doesn't mean that the location is up to standard.

My plan: once I have determined which potential cities meet the 1% criteria, I plan to assess statistics (population growth, job market, crime rates etc.) to help me to determine which areas are most appealing and then dig deeper.

Through some further digging it appear they have revised the minimum loan amount to $750,000So, at 25% down you could use this for $1,000,000 and up, or $1,150,000 if the lender required 35% down.
