CapEx Budgeting From Monthly Rents

Hi everyone, what percentage of my monthly rents should I be putting aside for future expensive repairs like roof, furnace etc.? For example, if my rent revenue was $2,000/month with $1,000 going towards mortgage, what others expenses do you factor in to arrive at cash flow?

Hey there, I am a newbie at this calculating stuff but I would suggest you watch this video by Brandon Turner and it lays it all out in the four square.

Mortgage, property tax, HOA, utilities, Lawn care, Vacancy, repairs and cap Ex and property Management fees. Good luck.
