Flipping is hard with dozens of simultaneous moving parts and there is no way to anticipate all contingencies.

If it's the latter, you're really, really effective at telling people what they want to hear to move money from their pockets to yours.

I moved out of CA to Nevada because it was too expensive in CA.

You pay $100 for something worth $100, all you have done is move money from the cash/equivalents portion of your balance sheet to the 'other asset' category.

Usually these homes are on private land and "need to be moved" but the end buyer has to arrange for moving the home.  

The gameplan right now is somewhat like hacking since I live in the main unit and will be renting the basement unit and cottage house, but I will be moving toward more of a BRRRR plan long term.
