@Brian Pulaski so you need to have a motivated buyer before you find the seller.

That cost us $3000 in sort of a cash-for-keys deal.

I have rentals where landlord pays some of these sorts of utilities (reimbursed by tenants) and it just doesn’t seem super scaleable to me.

My suggestion is to find out what the seller's motivation is and his/her financial situation as far as it goes for the property.

Probably not likely with any sort of design.

There has been some incredible ideas about buying out, and renegotiating with the tenants which is exactly what I was looking for.I guess the only other direction to investigate would be some sort of creative finance for the purchase.
