I am just finishing my required education for my Residential Builders license and will begin working on the education requirements for Real Estate Salesperson and possibly Limited Appraiser later on down the road.I currently am renting, and in about 2 years my finances will allow that to change, in the mean time, I have plenty of time to do some market research into a few cities I have in mind to move to and start buying houses to fix up and modernize to eventually rent or sell.

Cheap rates and modern tech are great, but none of that matters if they can't actually get you to the closing table.

Are there helpful benchmark estimates of the costs of things like: a new roof, walls, floors, etc.?

Brick and mortar brokerages could soon be a thing of the past unless they develop a very specific niche. eXp is a solid fit for a lot of the modern day agents that often have multiple streams of revenue (investing, marketing, lead gen, recruiting, etc). 

I decided to branch out a little more with the design and incorporated shiplap wall, herringbone concrete floors and truly embraced "modern farmhouse" trend.

For example, modern RE investments intensively use information technologies.

Modern architecture, unfurnished rental going for about $2700 per month (2016 - 2020).

6 months per door is my benchmark.

I was getting ready to begin a wholesaling venture with a partner, and had $1,000 in marketing cost per deal in my head as a benchmark, so great to see that this is reasonable.
