The tech support was minimal and dismissive not helpful, as I remember.  

A lot of times being a landlord it is about minimizing your exposure to liability.If a tenant or their guests or kids were to get hurt on the property, you can easily expect yourself in today's society to be involved in an very costly and possibly very long lawsuit.We advise owners not to leave on lawnmowers, ladders, weedeater's, yard equipment, or even cleaning supplies and chemicals.

All of them sound the same and have the same sells pitch!

I find most fraudsters are lazy so if they have to spend a ton of time to talk to you to extract money then they will move on if you pierce their initial pitch.  

Looking back, I did the best I could and I have since taken steps to minimize future pain. 

You mentioned this is a row house - is the roof a flat or pitched roof?  

This includes what's a realistic minimal down payment to offer (on $325 sales price), interest rate (we were going to base it on 30 yr), balloon time frame, etc.We have a good RE attorney, so not worried about the legal end, but for the informal offer, I wondered what people thought the standards were.  

The return on these flips were very minimal but the learning process was priceless.  

If the economy is based off of tourism, vacation rentals are the norm, and there is not some huge player in the market that controls the city, owns hotels, and has an incentive to outlaw mom-and-pop vacation rentals (like, say, Anaheim), then your regulatory risk is minimized (but not eliminated entirely).
