How much cash is in...as in how much of a down payment was put up, and how much is financed. 

I often like to think of extremes to put it in perspective - if 100% financing was available, everyone and their brother would be buying up property and the prices would be astronomical.

What would be a good option for financing it? 

Your lender that financed this project told you not to put any money into it? 

Any potential future buyer will have the same problem getting financing as you did.

Financing very difficult to attain 30 year money after Rehab on commercial PUD designation but I did it given resourcefulness in the Jacksonville Market and network.

Lived in the ADU until we got our finances in order and then moved into the main house.

Now I feel ready to buy a second home and looking for some guidance as I don’t have very much experience in finding the right finance methods and property search methods.
