If you feel the need to do some stuff to the home, make minor improvements that add to the safe or functional list. ie, if the kitchen faucet works, leave it be.

I imagine the possibility of building some large communal areas (living, dining, kitchen, work out, study/office, playroom) which will be central to some clusters of 2-3 rooms for sleep mainly.

We did some remodeling in the vacant one (spent about 8K on floors, painting, new vanity in a bathroom, and redid kitchen that we hired out and my husband is a master electrician so he put in new switches and fixed any lighting issues and a couple other little things) and we put it at market rent.

The realtor I'm working with says there most likely squatters in the house (junker cars in the yard, black plastic on the window on the bedroom side, one window is open = lack of power/lack of a/c).I'm still willing to buy to fix up and flip, for the right price, assuming I can either be assured of the property is vacant, or there is a low-cost, efficient eviction process in Columbus, GA.I appreciate any advice from people with experience on evicting squatters in GA.

My plan is to turn the shop into a house.It would need: a new septic, plumbing, a few windows, eventually a new roof, some layout modifications etc.

By dated, do you mean it needs new paint & carpet, or are the bathrooms pink/baby blue and the kitchen cabinets falling apart?
