Wanted to run my plan through here for any tips, suggestions or feedback.I'm a recent college grad and have been working as a Digital Marketer for roughly 2 years now.

They often get tips from neighbors about some construction or from annoyed noise.

The kids or grandkids are going to college in so many years.

Probably, but that will be for my kids to worry about!

It's a gamble in some ways, as I don't know if I'd be able to build what I want due to zoning.prop #2- crappy neighborhood. 1/4 acre, BUT-has a single family house, small garage, plus warehouse space that's ~2500 sq ft. zoned C. cheap. house is also a total rehab. closer to "move in ready", but honestly, the crime in the neighborhood is to the level that I don't think I'd bring my kid there now.

This would be my first owner financing deal, so any other tips would be extremely helpful.

I am looking to House hack a 4plex in the near future ( with in the next 6-9 months) and in need of some tips.

Does anyone have any tips to do or not to do in this process, or maybe something to include in the lease agreement that I might not think of?
