Is it possible to legally build one as an investor and not an owner occupant though? 

I am a broker, property manager, and investor here in Clarksville, TN.

Two properties we've got assignment contracts signed but the seller wont let us get back in to show our investor. 

As an investor, why would you ever pay full price?

Or do most larger investors keep a separate credit card and checking account for each LLC rental?

Also rental rates are dropping, and we are already seeing rental loan rates in the 5% range, I would expect to see rental rates under 5% by January.If you are going to be a real estate investor for the long term, why don't have your Real Estate License?

I recognize there are many expenses, but I suspect most investors have not realized the historical return in dollars just having a property sitting empty in our great market.
