I could honestly see some properties doubling in value over the next 5 years. 

Although the market here in Vegas is very strong and continues to increase in value, it may not be the best place for getting large ROI on buy and hold properties.

We find tremendous value in value add/ value management properties where we can increase the NOI and rent at market rates.

My current residential rentals have increased a lot in value.

I personally own multiple properties with two partners and for us an LLC was necessary to establish equal ownership of the properties, which vary in value.

Allow, there are ways to manipulate data regarding Zillow estimates.
